Condo Renovation
Apart from the financial value attached to homes, most of us also develop an emotional attachment to them. That is why keeping the condo in the best condition is vital. By hiring home renovation companies, homeowners can remodel their homes to suit their lifestyles, improve the value of the condo in case of a resale, or modify it to match the current design trends. Furthermore, you can also turn the property into the cozy haven you have always envisioned through home improvement. These reasons show that home renovation is a good investment.

Worth The Investment?
Renovating your condo can increase its value. Some upgrades, like new hardwood flooring, updated kitchens and bathrooms, usually provide the best returns. To make your money back, remodeling projects often need to fix a design issue.
The cost of renovating rental properties can be recouped during a sale but also with the increased rental rates that can be commanded by updated homes. We offer financing for up to $100,000 to make this happen and it won’t impact your credit score.

What You Need To Consider Before Renovating Your Condo
How to Start the Condo Renovation Process in The Metro Vancouver
Condo Management
While you may own shares as a unit owner, it doesn’t grant you the authority to make unilateral decisions. The board of directors oversees all operations within the building and ensures compliance with local bylaws. You’ll need their approval for any condo renovation project to avoid future complications. Start by submitting a proposal to the board. We can help you with this.
Insurance
Accidents or unintended damage are possibilities during renovations, making insurance coverage crucial. In Vancouver, condo boards mandate such coverage to safeguard the property and fellow tenants. Moreover, it’s worth mentioning that we carry $5 million in liability insurance and are fully licensed, with all necessary documents readily accessible. Our trades are also fully insured and covered, eliminating any concerns on your end.
Elevators - Parking
Renovating your home impacts parking and elevators. Increased activity and deliveries might affect your neighbors. We chat with condo management and schedule deliveries during quieter times, and stick to condo rules. Our experts can oversee this, making the process smoother for everyone.
Work hours
Renovation projects can be noisy, and Vancouver has noise bylaws that mandate construction to occur between 7:00 am to 7:00 pm on weekdays, and 9:00 am to 7:00 pm over the weekend. However, condo boards may have their own set of rules. For example, your board might only permit noisy activities like drilling or sawing between 9:00 am to 5:00 pm during weekdays and may prohibit construction work during weekends.
Plumbing & Electrical
Electrical and plumbing work in a condo in Vancouver can be complex due to multiple units sharing the same electrical or plumbing lines. Relocating toilets or sinks may only be allowed if they require simple pipe extensions that don’t affect other units. Before starting any work, it’s crucial to get approval from the condo board. Common Questions
Living in a house exposes you to different rules than living in a condo. For one, a condominium means you have neighbors within close vicinity on all sides, including above and below. They can hear whatever happens in your unit regardless of the time. That is a problem, given the noise level during renovation projects.
The implementation of bylaws also differs – condo corporations are stricter on ensuring tenants follow the regulations. For instance, they mostly allow construction work from 8 am to 5 pm during the week, and you must follow that timeline without fail.
Getting rubble from demolitions out of the condo is also more challenging than doing so in a house. Hallways and elevators in a condominium are shared, meaning they must always be clean and covered.
Homeowners may decide to stay in their home during the renovation. It all depends on your preference and budget. However, most of our clients prefer not to live in the house especially if it’s a full home renovation for their own convenience. Regardless, if you choose to stay at the house, you are more than welcome! We always keep our clients informed through every step of the process, by meeting at the job site, video conferencing and phoning, and providing open communication so you will be 100% involved and up to date.
